Madani Residence

 

  • The unique component of Madani Residence is the communal facilities which also known as ‘Ukwah Center’. This ‘Ukwah Center’ will be the Jewel in the Development.
  • The Ukwah center will be developed in area of 5 acres and comprising of:
    i.Surau / Madrasah
    ii.Boarding school for 200 student (dormitory concept)
    iii.Motels / Retirements Homes
    iv.Minimarket and cafeteria
    v.Recreational center
    vi.Badminton / basketball court
    vii.Multi-purpose hall Gymnasium
  • The centre will be the locations where the members of the community tend to gather for group activities, social support, public information,  missionary activities and other purposes.
  • This Ukwah Centre is an important resource for the communities. It provide a physical space for a diverse range of people to meet, gather and interact socially. This can help the residents to form links with the neighbours and members of the wider local community, including cross-cultural and inter-generational relationships.
  • This centre is also a focal point for missionary activities, from community development programs , Quran lesson, religious discussions, religious consultation, recreational and health and wellbeing activities.
  • The resident of Madani Residence will be offered free membership for the first five year to enjoy these facility (except for surau is open for public) If any usage charges is required , a very minimum fee will be imposed. Non-resident need to buy the membership to enjoy the facilities.

Brief

 

  • Gross total area of 310 + 71 = 381 including road widening and basic infrastructure including road reserve for Jalan Taman Molek, Jalan Masai Baru and widening of Jalan Tebrau.
  • Overall zoning for the land is fully commercial and allowable for mixed development. For commercial developments, no low cost housing required.
  • Potential for self contained city centre complete with every elements such as financial hub, residential, commercial including also exposition and convention centre to be developed with internationally recordnize standard.
  • Indirectly, the new city centre will compliment Singapore in terms of physical and financial developments. Ultimately, this development scheme will uplift Johor Bahru to greater heights and at par with well known citys such as KL & Singapore in terms of built environment and urban design guidelines.
  • The land will be divided into 13 parcels for different types of development such as commercial, residential, institutional, convention centre health institutions.
  • Mainly, all the development component will compliments each other, same time, complete completing with development schemes in terms of city planning and land usage.

Current land usage  : Nil (due to previous land usage for Military Purposes)

Allowable Land usage  : Fully commercial or Mix Development

Zoning  : Commercial

Allowable activities  : As per detail

Allowable  Development Composition  :

1.Fully commercial    

   For full commercial developments, low cost  properties are exempted

 

2.Mixed Development 

  For mixed development, requirements are  70%  for other  usage  and 30% for  Residential,

  40% from total residential units are low cost housing.

  40% from total units number are ‘bumiputra’ quota.

  Detail and exact subdivision of ‘bumiputra’s’ quota will be decided by State Government.

 

On exemption of these two requirements, application shall be made to State Government.

 

Building Bylaw for any other requirement are based on MBJB’s building by law and applications are made through local council office.
